Turnaround – Oakwood, Georgia
Peachtree Plantation is a 46-apartment assisted living community located
in Oakwood, Georgia, north of Atlanta on the shores of Lake Lanier. The
property opened in October, 1998. Within 18 months of opening, Peachtree had
a negative cash flow. Occupancy was stalled at 45 percent. Something had to
be done, so the owners called Beacon Communities to put the property back in
the black.
In a few short months, by tightening accounting methods, improving
marketing and upgrading staffing, Beacon had improved Peachtree's prospects
markedly. Occupancy soon rose to 86 percent and two months later, the
property broke even for the first time. Peachtree Plantation is now a
successful, desirable property for both its residents - and its owners.
